SAFCOL seeks expressions of interest from property owners to lease five-year office accommodation of about 1,500 m² in Pretoria/Tshwane and 2,050 m² in Mbombela/Nelspruit, with parking, accessibility and secure building facilities. Organs of state are also invited to offer suitable properties.
The South African Forestry Company Limited (SAFCOL) is inviting expressions of interest from suitably qualified property owners, landlords, and other organs of state to lease office accommodation for a minimum period of five years. Two sites are required: a Pretoria/Tshwane office of approximately 1,500 m² with 75 parking bays, and a Nelspruit/Mbombela office of approximately 2,050 m² (4% variance permitted) with 90 parking bays. Both properties must offer controlled access, secure parking, electricity, water, air-conditioning, internet connectivity and a kitchenette, along with open-plan offices, private offices, meeting rooms and reception areas. The expression of interest is intended to identify suitable properties and does not itself constitute an offer to lease or a commitment to enter into a lease agreement.
Accessibility for persons with disabilities is a central requirement. Proposals must describe compliance with applicable South African legislation, building regulations and SANS 10400-S where applicable, and must confirm step-free entrances, lifts where applicable, accessible toilets, accessible parking close to entrances, wheelchair-friendly circulation routes, signage, and emergency evacuation arrangements for persons with disabilities. Owners must also disclose any limitations, outstanding alterations or required works, with associated costs and implementation timelines. Building services must include reliable power and back-up power, back-up water, fire detection and firefighting equipment, cleaning, waste management and maintenance services. Preference will be given to properties with convenient access to major transport routes, public transport, essential services and established business districts.
Submissions must provide a transparent commercial breakdown covering monthly rental, rental per square metre, parking charges, operating costs and levies, utilities and billing arrangements, lease period and renewal options, annual escalation, deposits or surety, tenant installation allowances, and any additional conditions. All costs must clearly distinguish inclusive and exclusive amounts, with VAT treatment stated. Supporting information includes owner details, company registration, proof of ownership or authority to lease, floor plans, photographs, building condition, and compliance documentation. Evaluation will consider location, office area, parking, accessibility, building quality, facilities, commercial terms, availability and lease flexibility, with the final method determined by SAFCOL.
